Foundation out past framing, a leading cause of leaking basements.

This is a major source of foundation leaking. Water penetrates whatever material is there, for example stucco, and runs down to a level foundation. You don't see this very often on old houses. I see it frequently on new houses. This $ 4.7 million dollar house probably leaks like crazy. The plans showed the framing flush with the foundation.

Not a very good picture, but I hope you can see what is going on. The terracotta block foundation on this 1920's house is sticking out. This side isn't too bad, but the other side of the house is showing severe damage. This is rare to see foundation sticking out on old houses.

We covered the jig and jog with an S flashing which was overlapped with tarpaper and covered with metal lath. Note how we chipped the stucco on the bottom for our chipping and bonding method of re-coating painted stucco.

Decorative band hides the step

A decorative band provides a drip edge to prevent streaking and to limit water running down the wall. A swoop on top deflects water over the band and provides a real stucco look. This has a natural cement and sand finish.

Next question is: how did we make the band ?. We used a weep casing bead at the bottom and a styrofoam form at the top and filled the band in.
