Who could build a building like this ?
Leaking windows on this EIFS building in Herndon, Virginia.
What is right with this picture ?
Above: bottom of window is angled into the building, forming a water trough.
Water runs into the sides. This could be good for someone raising pet mosquitos. Note the
water condensation and the water drops in the window.
I circled 2 big problems, please keep scrolling down. Arrow shows the flange on the awning
was put over the EIFS, instead of under the EIFS. Any water that penetrates the EIFS will run down behind the flange.
Igloo effect. The sheets of styrofoam are buckling, most likely due to water infiltration from above.
You also can see the igloo effect on wood frame houses. This usually indicates the framing lumber
has got wet and has sagged or warped, causing the EIFS to buckle. This excessive water infiltration
is probably due to a poorly done coping.
No sill and EIFS butts to the window below, catching water and forming a water funnel.. EIFS isn't
even angled at the bottom to shed water. Note the leaking window posts. There is no flashing above the window.
Any water that penetrates the EIFS runs right down into the window.
The proposed solution is to scrape off the big ugly glob of caulking around the window,
and put on another glob of caulking. Tell me that is logical. I hate to be the one to inform you,
but water runs downhill, it doesn't travel horizontally through a solid object and come out the other side.
