Who could build a house like this ?
Vienna, Virginia - May, 2023
Bird holes in EIFS.
The EIFS people don't tell you that your house can become a big wildlife preserve. It seems futile to fill in the bird holes. It's only a matter of time before the birds come back and poke new holes. Note how the bottoms of the casement windows have rotted out. They also don't tell you that when EIFS is butted tight to wood windows, the windows rot. Also, the EIFS is out past the bottom of the window, inviting water in the house. EIFS is like a huge sponge, absorbing and trapping water against the windows.

Oyster shell stucco is nothing new. Sea shells were used for stucco in Virginia in Colonial Williamsburg, Old town Alexandria, and anywhere near the water in the 1700's.
